Before You Apply

Please review our rental qualification guidelines carefully before submitting your application. These requirements are subject to change. Applying does not guarantee approval or a lease.

Office Hours

  • Monday – Friday: 9 AM – 5 PM
  • Closed: Saturday, Sunday, and Holidays
  • Calls and emails will be answered during business hours only.

Application Process & Fees

  • Application Fee: $50 per adult (18+ years old), non-refundable.
  • Processing: Applications are processed simultaneously. The most qualified applicant will be approved.
  • Document Submission: All requested documents must be provided within 24 hours, or the application may be canceled.

  • Reservation Fee:

    • Required upon application approval and must be paid on the same business day.

    • If unpaid, we may continue accepting and approving other applications.

    • Cancellation Policy:

      • If canceled after 14 days, the full fee is forfeited.

      • If canceled before 14 days, the fee is prorated based on daily rent.

      • A $200 processing fee applies to all cancellations.

Peaceful Nest Management, LLC does not discriminate based on race, color, creed, religion, sex, sexual orientation, national origin, age, marital status, military status, handicap, or disability. Requests for reasonable accommodations can be submitted via email.

 

Qualification Criteria

Age Requirement

  • Minimum age to apply: 21 years old

Credit & Background Check

  • A credit report is required for all applicants.
  • A criminal background check will be conducted for each applicant 18+ years old.
  • May Cause Automatic Denials:
    • Evictions in the past 5 years
    • Identity cannot be verified
    • Income cannot be verified
    • Open bankruptcies or bankruptcies within 5 years
    • 3+ late rent payments in the last 12 months
    • Landlord collections in the past 5 years
    • Criminal convictions relating to violent acts
    • Misrepresentation or falsification of application

Income & Employment Verification

  • Required Documents:
    • Pay stubs (2 if paid bi-weekly, 4 if paid weekly)
    • W-2 and employment verification letter
    • If self-employed: Tax return and 6 months of bank statements
  • Income Requirement:
    • Rent should not exceed 32% of combined gross monthly income.
    • Formula: Your Income x 32% = Approved Rent Amount

Guarantors (Co-Signers)

  • Must be an immediate family member.
  • Credit score: 650+
  • Income requirement: At least 4x the rent

Rental History Verification

  • If currently renting, applicants must provide:
    • Lease agreement
    • Proof of rental payments for the last 6 months (bank statements, canceled checks, or receipts)
  • If previously owned a home: Provide a mortgage statement or HUD settlement statement.

Pets & Service Animals

  • All pets must be disclosed before applying.
  • Pet Fees:
    • One-time fee: $350 per pet
    • Monthly pet rent: $25 (1-40 lbs) / $45 (41+ lbs)
    • Undisclosed pets: $350 violation fine + $25/day fee
  • Service animals require proper documentation but are not subject to fees.
  • Dangerous breeds are not allowed unless prohibited by law.
  • Pet screening required via petscreening.com

Lease Terms & Fees

  • Lease Term: Minimum 12 months
  • Security Deposit:
    • Georgia: 1 month’s rent + $200
    • Alabama: Equal to rent amount (+$800 eviction liability fee if necessary)
  • Move-in Admin Fee: $90 (includes inspection, key handover, etc.)
  • No In-Home Care Businesses Allowed
  • No Short-Term or Insurance Leases Accepted
  • Smoking Prohibited (violations may result in security deposit forfeiture)
  • Military Clause Included

Required Application Documents

All applicants (18+) must submit:

  1. Completed Application (Including authorization via TransUnion)
  2. Photo ID (Driver’s license, passport, etc.)
  3. Income Verification (Pay stubs, tax returns, etc.)
  4. Rental Payment Verification (Lease agreement + proof of rent payments)
  5. Signed Rental History Release Form
  6. Application Fee Payment ($50 per adult, non-refundable)
  7. Pet Screening Submission (if applicable)

Important Notes:

  • Applications missing required documents may be canceled after 24 hours.
  • Homes are only reserved upon payment of the reservation fee.
  • Move-in should occur within 2-4 weeks of application approval.
  • Providing false or fraudulent information may result in application denial and possible legal action.
